Imperial Avenue is a residential project in Downtown Dubai, with apartments facing Burj Khalifa and flats near Burj Khalifa (Dubai’s best-known landmark). Its location is the main reason to look at it.

Here is what the project offers, and why the address matters.
Inside Imperial Avenue
The entrance is a 10,000 sq. ft. lobby with high ceilings hung with crystal chandeliers.
The apartments facing Burj Khalifa have views of the city’s skyline, and these apartments for sale in Downtown Dubai are also within easy reach of the main attractions: tourist destinations such as the Museum of the Future or Dubai Frame, Dubai Mall (one of the largest shopping malls in the world), or the indoor rainforest, the Green Planet. The mix runs from 1, 2, & 3 bedroom residences to four & five-bedroom podium villas.
Interiors have plush furnishings, marble flooring, and modern technology. Top designers handpicked everything from the lighting fixtures to the kitchen appliances.
Residents also get two infinity swimming pools overlooking the Burj Khalifa & Downtown Dubai, a fully equipped fitness centre, dedicated concierge services, 24/7 security surveillance systems, two kids playing areas, and a mini theatre.
The residences
The apartments and podium villas follow the same design approach. These apartments facing Burj Khalifa are among the most sought-after residences in Dubai, and Imperial Avenue offers them to its residents.
Experts designed the interiors of the apartments near Burj Khalifa, from the high ceilings to the floor-to-ceiling windows.
The kitchen has appliances from top-tier brands. The bathrooms have designer fixtures and fittings.
The bedrooms are spacious and get plenty of natural light through large windows with views of Downtown Dubai. Smart-home technology throughout the apartment lets you control everything from lighting to temperature through your smartphone or voice assistant device.
Residents also have two infinity pools overlooking Burj Khalifa, a fully-equipped gymnasium, a steam room, a sculpture garden, a lily pond, and more, for unwinding after long days at work.
The location advantage
Imperial Avenue is close to Burj Khalifa, Dubai’s landmark attraction. Being in Downtown Dubai also puts some of the city’s best shopping destinations, like The Dubai Mall and Souk Al Bahar, within walking distance. Major highways are easy to reach, which makes commuting around the city convenient.
The project also sits among cultural landmarks such as “The Opera District,” which has theaters and art galleries. Educational institutions are nearby too, which suits families looking for a luxurious yet practical home base.
If you want flats near Burj Khalifa or luxury apartments in Dubai that combine convenience with space, Imperial Avenue in Downtown Dubai is the project to look at.
Drive times and Metro access
The developer quotes drive times from the building to the main business districts. These are its figures, not ours, and they will vary with traffic.
| Destination | Drive time |
|---|---|
| Sheikh Zayed Road | 5 minutes |
| DIFC | 8 minutes |
| Business Bay and Dubai Healthcare City | 12 minutes |
| Palm Jumeirah | 20 minutes |
Downtown's Metro stop is Burj Khalifa/Dubai Mall on the Red Line. A covered walkway of about 820 metres, with moving travellators, links the station to The Dubai Mall. We have not found a published walking distance from Imperial Avenue to the station, so measure it yourself, at the time of day you would actually use it. In July the answer can be very different from January. For how the network has affected nearby values, see our piece on the Dubai Metro and real estate.
What is around the building
The Dubai Mall has more than 1,200 retail outlets and over 160 places to eat, and Dubai Opera, in the Opera District, opened in 2016 with a 2,000-seat hall. The Burj Khalifa, the Dubai Fountain and Burj Park are all part of the same district. If you want to see how a full day in the area works, our Downtown Dubai in a day guide walks through it hour by hour.
Completion status and what to check on a visit
Shapoorji Pallonji announced in July 2025 that Imperial Avenue had received its Building Completion Certificate from RERA, and that inspections and handovers had begun. Its funding came from Hayfin Capital and Commercial Bank International, against a total investment of AED 1.4 billion. The developer's own sales page still carries older construction updates, so confirm the handover status of the specific unit you are considering.
- View and floor. Ask which direction the unit faces, and whether the Burj Khalifa or the Dubai Canal is in the view.
- Service charges. Request the current schedule in writing and compare it with similar Downtown buildings.
- Handover condition. A ready building still needs a snagging inspection. Our guide to ready-to-move apartments explains the benefits and the checks.
- Costs on top of the price. The Dubai Land Department registration fee is 4% of the price, so budget for it. Our guide to the DLD fee and waivers shows how it works.
- Pricing. Dubai prices are about 3 to 4% below a year earlier, so ask for recent sale prices in the building and negotiate from those.
