The best area for property investment in Dubai depends on your goal. Of the areas compared below, Jumeirah Lakes Towers and Jumeirah Village Circle give the best rental income, with gross yields of 6.4% to 6.6%. For capital security, Downtown Dubai and Creek Harbour cost AED 2,600 to 3,011 per sq ft and yield about 5.1% (Property Monitor, 2026).
Prices have eased this year: Cavendish Maxwell put average prices 1.7% below August 2025, the first annual fall since 2021, so the choice of area matters. Gross yields also ignore service charges, management fees and empty months. Our guide to the factors that affect returns on UAE real estate shows how to work out net returns.

Downtown Dubai
Downtown Dubai is the centre of the city, home to the Burj Khalifa and the Dubai Mall. It is the priciest area in the table, at about AED 3,011 per sq ft with gross yields near 5.1%. You pay for the address, so the case rests on demand and resale strength rather than income. That makes it a prime choice for investment in Dubai investment real estate. Business Bay
Adjacent to Downtown, Business Bay is the commercial heart of Dubai, with a mix of office space and residential apartments. Apartments average about AED 2,547 per sq ft with a gross yield of 5.9%, which gets you the same central position for roughly AED 460 less per sq ft than Downtown. It keeps changing, driven by real estate developers in Dubai, and it suits businesses and residents alike. Compare the building, its service charges and the developer, not just the area.
Dubai Marina
Dubai Marina is an artificial canal city of skyscrapers and yachts, with dining, entertainment and shopping along the waterfront. Apartments average about AED 2,058 per sq ft with a gross yield of 5.5%. Its proximity to Dubai Metro stations supports rental demand.
Dubailand
A large area just off Sheikh Mohammed Bin Zayed Road, Dubailand is where Dubai’s villa and townhouse communities sit. The larger residential projects include Arabian Ranches, Dubai Sports City, Falcon City of Wonders and Golf City, all built around a theme. Other communities include Al Barari, Motor City, Mira, Remraam, Mudon, Town Square and Tilal Al Ghaf.
Villas and townhouses in Arabian Ranches average about AED 2,417 per sq ft with a gross yield of 4.0% (Property Monitor, 2026). Yields are lower than on apartments, so this suits families and long holds, not income.
Dubai Creek Harbour
Dubai Creek Harbour is a waterfront development by Emaar, along the historic Dubai Creek. It mixes residential, commercial and retail space. It is planned to be home to the Dubai Creek Tower, whose construction tender was delayed in June 2026. The area has apartments and amenities, with views of the Dubai skyline and the wildlife sanctuary. Apartments average about AED 2,600 per sq ft with a gross yield of 5.1%, about 14% cheaper than Downtown for a similar yield. It is a longer term bet on the district being built out.
Meydan
Meydan is known for horse racing. It is home to Meydan Racecourse, which hosts the annual Dubai World Cup, the world’s richest horse race. The area has residential communities, five-star hotels and sports facilities. Meydan One, the mixed-use district announced beside it, is planned to include a mall, an indoor ski slope and a marina. Ask the developer for current delivery dates before relying on those plans.
Mina Rashid
Mina Rashid is a waterfront area with a long maritime history. It was once a working port and is now a residential and leisure area. It has waterfront homes, the QE2 hotel and a marina. The area mixes the character of old Dubai with contemporary living by the sea. It has no price or yield series comparable to the table above, so ask for recent sold prices before comparing it with the other areas.
How to choose an area for your goal
- Rental income: shortlist Jumeirah Lakes Towers, Jumeirah Village Circle and Business Bay, then work out the net yield.
- Capital security: Downtown Dubai and Creek Harbour cost more per sq ft and yield less, so the return depends on resale. Our guide to capital appreciation in Dubai real estate covers what has moved prices.
- A home you will live in: Dubai Marina for apartments, Dubai Hills Estate or Arabian Ranches for family space.
