Introduction to Downtown Dubai
Downtown Dubai is the district around the Burj Khalifa and Dubai Mall. Almost everything for sale here is an apartment in a high-rise, from studios to four bedrooms, plus a few low-rise buildings and villas in Old Town. See our guide to designing a Downtown Dubai home.
Buyers come to Downtown for luxury apartments in the middle of the city, with views of the Burj Khalifa and Dubai Fountain.
The short answer for 2026: a ready one bedroom typically costs AED 1.6 to 2.8 million and a two bedroom AED 2.3 to 4.5 million. Dubai prices are about 3 to 4% below a year earlier and Downtown sales have slowed, so buyers can negotiate.

Prime Location & Global Prestige
Downtown Dubai is often called “The Center of Now”. It is the city centre, with landmarks and mixed use space.
Why Location Matters for Investors
- Connected to Key Areas: Close to Business Bay, DIFC, and Sheikh Zayed Road, with a metro station nearby.
- Price Record: Metropolitan Real Estate's 2025 resale report put the Downtown average at AED 2,762 per sq ft, up 6.4% on 2024. 2026 has been flat to softer. More on the wider appeal in our guide to a day at Dubai Mall.
Location is king in real estate. Downtown Dubai has a record of holding value, though no location guarantees long-term growth & investment security.
What apartments in Downtown Dubai cost in 2026
Price per square foot inside Downtown runs from about AED 1,600 in older towers to AED 3,000 and well above in newer or branded towers facing the Burj Khalifa. Floor, view and building age explain most of the gap. Typical ranges for ready resale apartments:
| Unit type | Typical price (AED) | Price per sq ft (AED) |
|---|---|---|
| Studio | 0.9 to 1.5 million | 1,600 to 2,800 |
| 1 bedroom | 1.6 to 2.8 million | 1,800 to 3,100 |
| 2 bedroom | 2.3 to 4.5 million | 2,200 to 3,400 |
| 3 bedroom | 4 to 8 million | 2,800 to 4,300 |
We built these ranges from three sources. Metropolitan Real Estate's 2025 Downtown resale report gave average prices of AED 1.35 million for a studio, 2.18 million for a 1 bedroom, 3.88 million for a 2 bedroom and 6.36 million for a 3 bedroom. Bayut's 2025 sales report gave 2.4, 4.44 and 7.41 million for 1, 2 and 3 bedrooms, at a Downtown average of AED 3,134 per sq ft. For 2026 we read individual sales recorded on Property Finder in September and October. Per sq ft figures for studios and 3 bedrooms rest on fewer deals.
The trend matters as much as the level. Metropolitan's Q1 2026 report put the Downtown average at AED 2,766 per sq ft, down 0.6% on a year earlier, and Property Finder's records show 2,701 Downtown sales in the 12 months to October 2026, 29.9% fewer than the year before. Ask for the recorded sales history of the building rather than relying on asking prices.
Downtown Dubai areas and building clusters
A ten minute walk inside Downtown can change the price and service charge. For a tour, see our Downtown Dubai in a day guide.
Burj Khalifa district
Towers at the foot of the Burj Khalifa, such as Burj Vista, Burj Royale, Burj Crown and the Address Downtown. The most expensive pocket per square foot, with the highest service charges. It suits buyers who want the best address, plan to hold for years and accept a lower yield.
Old Town
Low-rise Arabesque style buildings around Souk Al Bahar, plus the few villas Downtown has. Quieter than the towers, but stock is older and sales are fewer, so prices are harder to compare. It suits buyers who want a calmer address.
Opera District
Act One and Act Two, The Address Residences Dubai Opera and Grande, around Dubai Opera. Property Finder recorded Act Two one bedrooms selling at roughly AED 2 to 2.2 million, or AED 2,900 to 3,100 per sq ft, in June and July 2026. It suits buyers who want a newer building near the Opera.
Mohammed Bin Rashid Boulevard
Towers such as Boulevard Point and 29 Burj Boulevard, with cafes and shops at street level and Dubai Mall within walking distance. It suits owners who want to live in the centre and investors who value a walkable setting.
Older, lower priced towers
Buildings such as Standpoint Towers and Bahwan Tower. Recorded 2025 and 2026 sales put one bedrooms there at about AED 1.5 to 1.95 million, or AED 1,550 to 2,240 per sq ft. They suit entry level buyers, but ask for the service charge history and planned maintenance first.
High Rental Yields & Strong ROI Potential
Buy to let investors favour Downtown for tenant demand more than headline yield.
Downtown Dubai Real Estate ROI in 2026
Downtown Dubai's gross rental yields currently run roughly 5 to 6.5%, with net yields (after service charges and fees) between 3.5 and 5%. Property Finder puts premium Downtown towers at around 5 to 6% gross, and Bayut's 2025 report gave 5.78%. That is the lower-yield, higher-appreciation end of Dubai's market compared with mid-market areas like JVC:
| Average Gross Rental Yield | Best for Investors | |
|---|---|---|
| 1-Bedroom Apartment | ~5.8 to 6.5% | First-time investors & young professionals |
| 2-Bedroom Flat in Dubai | ~5.5 to 6% | Families & long-term renters |
| Luxury Penthouses | ~4.5 to 5% | High-net-worth investors & ultra-luxury buyers |
Judge a purchase on net yield: gross yield less service charges, management and empty months.
Infrastructure & Lifestyle
Why Downtown Dubai Appeals to Tenants & Buyers
- Dubai Mall: Home to 1,200+ stores, including luxury brands.
- Dining & Entertainment: Restaurants, Dubai Opera and live performance spaces. See our roundup of the cultural gems around Dubai Opera and its art galleries.
- Schools: There are few inside the community, but Property Finder counts 23 within 5 km, so families should plan the school run.
Burj Khalifa View
A Burj Khalifa view is the biggest price driver inside Downtown. Check it at the floor you are buying, because a unit looking onto the tower is a different asset from one facing a neighbouring building.
Investor-Friendly Policies & Market Stability
Dubai’s real estate policies are designed to protect investors & boost market confidence when buying property.
Key Benefits for Property Investors in Downtown Dubai
- 100% Foreign Ownership: Freehold property available for expats & international buyers.
- No Annual Property Tax: There is no capital gains tax on a sale either, though you pay a 4% transfer fee when you buy.
- Payment Plans: Off-plan developers often offer interest free instalments.
- UAE Golden Visa: Buy a property worth AED 2 million or more and you can apply for a 10-year residency visa. Our guide to the Golden Visa through property has the steps.
If you plan to buy a Dubai penthouse for sale, check the payment plan terms as well as the headline price.
Buying step by step as a foreigner
- Set a budget that includes costs. A cash buyer pays the 4% Dubai Land Department (DLD) transfer fee, about AED 580 for the title deed, AED 4,000 plus VAT to the trustee office on property above AED 500,000, and agent commission, typically 2% plus 5% VAT (Property Finder, 2026). On an AED 2 million apartment that is roughly AED 127,000, or 6.4%. Some developers pay the DLD fee on new launches; see our guide to DLD fee waivers.
- Check how much you can borrow. Under Central Bank rules, an expat buying a first home can borrow up to 80% for property up to AED 5 million and 70% above that. A second or investment home is capped at about 60 to 65%, and off-plan at about 50%. Banks also limit total monthly debt to about 50% of gross income. Non-residents usually get 50 to 60% (Property Finder, April 2026). Test the numbers in our mortgage calculator.
- Choose ready or off-plan, agree the price and sign the sale agreement. A ready unit transfers at a DLD trustee office, which issues the title deed in your name. Off-plan sales are registered as Oqood, with payments held in escrow.
- Check the service charge. Broker guides in 2026 put most Downtown towers at roughly AED 20 to 35 per sq ft a year, with branded and Burj Khalifa district buildings much higher. Look up the exact building on the DLD service charge index before you offer.
- Golden Visa. A property worth AED 2 million or more qualifies for the 10-year visa. Sources disagree on how mortgaged and off-plan purchases count, so confirm with the DLD first.
Future Growth & Upcoming Developments in Downtown Dubai
Large upcoming developments bring visitors, though a landmark opening does not guarantee a price rise in your building.
What’s Coming to Downtown Dubai in 2026 & Beyond?
- Burj Binghatti Jacob & Co Residences: Billed as the world's tallest residential tower, rising in neighbouring Business Bay. Completion has slipped from the original mid-2026 target to 2027, so this one is still under construction.
- Downtown Circle: A ring-shaped structure proposed around Burj Khalifa. As of 2026 it is an unapproved, unfunded architectural proposal with no construction timeline.
- New Metro Extensions: The Blue Line, targeted by the RTA to open on 9 September 2029, will link five areas including Downtown and Business Bay. Check the final station locations before counting on it for a specific tower.
- New Towers: Downtown still gets new buildings, including Imperial Avenue Downtown Dubai, where Splendor is an authorised sales partner.
See how the metro and future developments affect demand, but judge a purchase on today's price and net yield.
What to watch before you buy
- Prices are soft. Dubai prices are about 3 to 4% below a year earlier (Property Index, September 2026: down 4.0%; ValuStrat, August: down 3.1%). Measures disagree on size: Knight Frank said in July that mainstream prices have eased 5 to 20% depending on location, while Cavendish Maxwell had average sales prices up 1.9% year on year in June. A regional conflict began on 28 February 2026, with a ceasefire on 8 April.
- Prime holds up better. Knight Frank calls prime communities considerably more resilient, with sales above USD 10 million up 14% in value in the first half of 2026. Expect Burj Khalifa district towers to act like prime and older towers like the mainstream.
- Service charges eat yield. AED 35 per sq ft on a flat worth AED 2,500 per sq ft is 1.4% of its value every year, out of a gross yield of about 5 to 6%.
- The 2027 supply wave. Cavendish Maxwell counts about 162,500 units scheduled for 2027, mostly apartments in places like Jumeirah Village Circle, Dubai South and Business Bay. Schedules usually slip, and Downtown has little land left, so mid-market clusters should feel it more than prime towers.
- Ready or off-plan. Off-plan made up 65% of Q3 sales value (Cavendish Maxwell). A payment plan eases the cash, but lenders cap off-plan loans at about 50% and handovers can slip (Burj Binghatti is an example). A ready unit lets you check the view, the service charge history and the rent.
Downtown Dubai Community
The Downtown Dubai community is diverse. Shopping, dining and leisure are close by, and the area hosts concerts, festivals and cultural exhibitions.
Getting to Downtown Dubai
Downtown Dubai is just off Sheikh Zayed Road, so it is easy to reach by car or taxi. Bus routes and the metro connect it to the rest of the city, including Dubai International Airport, and it is pedestrian-friendly.
