Amenities and Apartments at Imperial Avenue
Imperial Avenue is in Downtown, one of the most sought-after areas in Dubai, and the broader market backs this up: Dubai’s real estate sector recorded AED 252 billion in transactions in Q1 2026 alone, a 31% year-on-year increase, according to Dubai Land Department data, before activity cooled after the regional conflict began in late February. Downtown sits at the heart of that market.
The entrance lobby spans 10,000 sq. ft. and is one of the largest in the Gulf Cooperation Council (GCC). Above it are 2, 3 or 4-bedroom apartments in Dubai that overlook the Dubai Canal, and the range also includes penthouses and podium villas with private pools. Read more about why 4-bedroom apartments hold such appeal in Dubai.
The fitness centre has modern equipment. After a long day, residents can use the temperature-controlled infinity swimming pools, then the steam room.
These apartments facing the Burj Khalifa are in demand for the view: each has a private balcony looking onto Dubai’s best-known landmark, so residents see it every morning. Each apartment also has floor-to-ceiling windows that frame panoramic views of Downtown Dubai and beyond. Outdoors, there are landscaped gardens. Other facilities include two dedicated children’s play areas, both indoors and outdoors, a game room, and a multipurpose hall for gatherings, with unobstructed views of the Downtown skyline.
A 24-hour concierge service handles residents’ requests, so day-to-day needs can be met without leaving the building.

Where the amenities sit
The amenities are spread over several levels rather than stacked in one place. On the 6th level is Serene Crest, with a lily pond. The 9th level has Euphoria Retreat, with a family infinity pool and gardens. The 26th level holds the Sky Lounge, with the gym, a squash court and a games room. Podium villas have their own private pools. Ground-level retail sits beneath the residences, and 13 high-speed lifts serve the tower.
A Development For the Future
Imperial Avenue is where Shapoorji Properties‘ approach to sustainable development shows most clearly. At its core is the use of 6D Building Information Modeling (BIM) technology, a first in the Middle East and Africa. It gives precise construction estimates, reduces MEP clashes and gives owners renovation data, which helps the asset perform well over its lifetime.
Noise control is built in. Apartments have impact-resistant underlay, AAC blockwork, double-glazed units and fire-rated entry doors, and HVAC ducts control reverberation.
Imperial Avenue also treats water as a resource: greywater is treated, solar panels provide water heating, and LPG connections serve for cooking. Each apartment has a drinking water purifier, which promotes well-being and reduces costs.
The development also has electric car charging bays, curtain walls with strong thermal performance, water-saving fixtures, energy-efficient appliances and smart elevators.
Imperial Avenue pairs high-end finishes with these environmental measures, which Shapoorji Properties presents as a green standard for luxury apartments in Dubai‘s future.
What a buyer should check
A completed building removes the biggest off-plan risk, but it does not remove the need for checks.
- The unit's status. The Building Completion Certificate covers the building. Ask for the handover date and condition of the specific unit.
- Snagging. Inspect the unit before you accept it, and list every defect in writing.
- Service charges. Ask for the current schedule and what it covers, including the pools, gym and Sky Lounge.
- Title and seller. On a resale, confirm the owner's name on the title deed and any mortgage still registered against the unit. A registered broker can run these checks for you.
- Financing. The UAE base rate is 3.9%, which feeds into variable mortgage pricing. Compare fixed and variable offers using our guide to fixed and variable mortgage rates.
- Price against the market. Dubai prices are about 3 to 4% below a year earlier, so ask for recent sale prices in the building, and see our guide to what makes a Dubai property valuable.
For a view on a particular unit, book a consultation and we will tell you plainly what we think.
