Dubai’s real estate market is known for luxury, and 4 bedroom apartments sit at the top of it. If you plan to buy an apartment in Dubai, or are only exploring, these large residences are worth understanding. This blog covers what makes them desirable.
Space and Comfort
A 4 bedroom apartment in Dubai gives families and individuals plenty of room. These apartments often have large living areas, several bathrooms, and extra rooms such as study rooms and maid quarters. The square footage lets residents have both privacy and shared space. It’s part of what drives demand for luxury apartments in Dubai more broadly.
Amenities and Features
Many of these apartments are in developments by leading real estate developers in Dubai such as Shapoorji Pallonji Dubai. Residents can expect fitness centers, swimming pools, children’s play areas, and landscaped gardens. These properties often add concierge services, private parking, and advanced security systems.
Prime Locations: The Best Neighborhoods for 4 Bedroom Apartments
Location matters. Prime neighborhoods such as Downtown Dubai, Palm Jumeirah, and Dubai Marina are close to key business districts, shopping centers, top-rated schools, and entertainment venues. Downtown Dubai, home to the Burj Khalifa, is the urban option, while Palm Jumeirah is quieter and more exclusive, with beachfront views. Dubai Marina and Business Bay also carry deep inventories of large-format apartments, where a 3,000 sq ft four bedroom unit comes to roughly AED 6 million in Marina and AED 7.6 million in Business Bay at area average prices per square foot, while premium towers and beachfront addresses on Palm Jumeirah cost considerably more. Each neighborhood suits a different lifestyle, so there is likely a location that fits yours. If Downtown is on your shortlist, our guide to buying an apartment in Downtown Dubai sets out 2026 prices, fees and mortgage limits.
Design and Finishes
Design and finishes do much of the work in defining a luxury apartment. Leading real estate developers in Dubai, including Shapoorji Pallonji Dubai, are known for their attention to detail and quality. These apartments often have high ceilings, large windows with panoramic views, and materials such as marble, granite, and hardwood. The interiors are designed to balance aesthetics with function.
Living in Dubai’s Luxury Residences
Buying an apartment in Dubai is not just about acquiring property. It also means joining a community where luxury is the standard. Living in a 4 bedroom apartment in Dubai can come with private beach access and exclusive club memberships. Dubai’s cosmopolitan population also gives residents a diverse community around them.
Sizes and Where They Are Found
Four bedroom apartments vary more in size than the bedroom count suggests. On Property Finder, which listed 1,861 of them for sale in Dubai when we checked in early October 2026, sizes ran from about 2,300 sq ft to more than 12,800 sq ft. Palm Jumeirah had the most listings with 282, followed by Dubai Marina with 228, Business Bay with 139 and Downtown Dubai with 136. Al Wasl and Dubai Harbour had about 100 each. Our comparison of Dubai's top neighbourhoods shows how these districts differ day to day. Because the size range is so wide, compare price per sq ft, not the headline price.
Price per Sq Ft by Area
These are average apartment prices from Property Monitor's Dubai Land Department data for 1 January to early June 2026, as published by Engel & Völkers. The last column applies each rate to a 3,000 sq ft home. It is arithmetic, not a listing price.
| Area | Average per sq ft | At 3,000 sq ft |
|---|---|---|
| Palm Jumeirah | AED 4,240 | about AED 12.7 million |
| Downtown Dubai | AED 3,011 | about AED 9.0 million |
| Business Bay | AED 2,547 | about AED 7.6 million |
| Dubai Hills Estate | AED 2,432 | about AED 7.3 million |
| Dubai Marina | AED 2,058 | about AED 6.2 million |
The averages include studios and one bedrooms. A four bedroom home in a premium tower, on a high floor or with a sea view, can price well above its area average, so treat these figures as a starting point. If you want to go higher than a standard four bedroom, our guide to penthouses for sale in Dubai covers 2026 prices by area and the premium for the top floors. Featured four bedroom listings on Property Finder ran from about AED 5.6 million to AED 75 million.
Add the Dubai Land Department fee of 4%, which is AED 400,000 on AED 10 million, plus the AED 4,000 trustee office fee. Many four bedroom homes cost more than AED 5 million. Above that level the Central Bank caps a resident expat's first-home mortgage at 70%, with 60% on a second property and 50% off-plan, so plan for a deposit of at least 30%. Developers sometimes cover the 4% on new launches, as our guide to DLD fee waivers explains.
Service Charges and Running Costs
Service charges are billed per sq ft, so a large apartment multiplies them. The average is about AED 16 per sq ft in Dubai Marina and about AED 13 in Business Bay, which comes to roughly AED 48,000 and AED 38,000 a year on 3,000 sq ft. Downtown ranges from AED 11 to AED 72 per sq ft depending on the tower, so the building matters more than the district. The Real Estate Regulatory Agency approves each budget, and the DLD Service Charge Index or the Dubai REST app shows the approved rate.
What to Check Before You Buy
- The area on paper. Compare the built-up area in the sales contract with the floor plan, and ask whether the maid's room and study are counted.
- The service charge. Ask for the approved rate and last year's bill, and check them against the Service Charge Index.
- Parking. Confirm in writing how many bays come with the unit.
- The view and the floor. Visit by day and at night, and ask what could be built in front of the view.
- Off-plan terms. Check the payment plan and handover date, and remember a mortgage is capped at 50% of an off-plan price.
- The exit. Large homes suit a narrower group of buyers and tenants, so plan for a longer gap between sales or lets.
If you plan to rent it out, apartment yields across all sizes were 5.51% in Dubai Marina, 5.10% in Downtown and 4.58% on Palm Jumeirah in August 2026 (Property Monitor). Dubai prices are about 3 to 4% below a year earlier, so look at capital appreciation by area as well as yield before you commit.
A 4 bedroom apartment in Dubai combines spacious interiors, amenities, prime locations and considered design. Developments such as Imperial Avenue in Downtown Dubai reflect this standard, and our guide to 7 features to look for in a luxury home covers the interiors.
